Lazy-load application pages with React.lazy and Suspense.
Add an accessible route-loading fallback.
Restrict internal test routes to development builds.
Add route-loading and production-build regression tests.

Validation

71 tests passed
ESLint passed with zero errors and warnings
Production build passed
Initial JavaScript bundle reduced by 58.9% (reported)
